Sprinkler Leak

Symptom guide

Ceiling Stain That Keeps Growing

Why ceiling stains spread away from their source, and how the path is traced.

Water enters at a defect and travels along framing, so the stain is often metres from the leak. The stain shows where water exits, not where it enters.

What to check yourself

  • Note when the stain grows: rain, hot water use, or mornings
  • Photograph it with a date reference
  • Check above for plumbing routes and roof or deck details

Likely causes

  • A roof, deck or envelope failure
  • A supply or drain line above the ceiling
  • Condensation from an HVAC or ventilation fault

What the investigation does

  • Trace the moisture path with thermal and metering
  • Confirm the entry point rather than the stain
  • Document for repair and insurance

Methods often used

Quick answers

What should I do first about this?

Trace the moisture path with thermal and metering

Can this be fixed without opening everything?

In most cases the investigation narrows the target before any finish is opened. Small access points are sometimes needed to confirm a finding, and that is discussed before anything is opened.
